OG Oberbillig: development plan “Hall 1”
Simple development plan for the local community of Oberbillig, sub-area “Flur 1”, announcement of the installation and public participation in accordance with Section 3 (2) of the BauGB
The “Flur 1” development plan was drawn up in the 1960s, but due to a lack of documentation, the procedure at that time was canceled in 2017. The local community of Oberbillig would like to set some regulatory requirements in the area that is currently being assessed in accordance with Section 34 of the BauGB in order to be able to better control the urban development of the area and to preserve the existing urban development structure. Therefore, on June 29, 2022, it decided to draw up a simple development plan, which should now be drawn up using the simplified procedure in accordance with Section 13 of the BauGB. The municipality has also issued a change ban to secure the planning. In the simplified procedure, an environmental assessment can be dispensed with. The planning goals are: limiting the number of floors to two full floors, determining the minimum size for properties, a minimum roof pitch of 25 degrees, a maximum of 3 residential units per residential building, etc. The planning area is approx. 1.8 hectares in size and lies on the mountain side of the railway line above Bahnstrasse and east of Flurstrasse. The current plan was presented and approved at the local council meeting on May 10, 2023. Disclosure in accordance with Section 3 (2) of the BauGB was decided. This takes place during the period from
November 20, 2023 to December 20, 2023

Suggestions can be made in writing or recorded.
