Oberemmel - Open location development plan “Kreiderberg”
Change to the “Kreiderberg” development plan - public participation in accordance with Section 3 Paragraph 2 of the Building Code (BauGB)
At its meeting on January 16, 2024, the Konz City Council decided to change the scope of the “Kreiderberg” development plan as well as to carry out the public display in accordance with Section 3 (2) of the BauGB and to involve public bodies in accordance with Section 4 (2).
The settlement body of Oberemmel is to be rounded off in the Kreiderberg area. In terms of urban development, the area is characterized by individual residential buildings, garages and vacant lots. In accordance with the decision to draw up the development plan, in addition to the adjusted scope shown in the figure above, the planning area also included the properties on Am Rosenberg street with even house numbers 2 to 36 inclusive and Im Steinborn 1, 3 and 5 as well as Am Kreiderberg 7 and 13. A technical review of the Delimitation of the scope has shown that the already developed area south of the “Am Kreiderberg” road, which was not built for the first time, does not require regulation.
The properties above Am Kreiderberg 34 were also removed from the scope because the technical review of flood and heavy rain protection issues showed that these areas are particularly at risk from heavy rain events. This is intended to ensure that the situation does not worsen further as a result of new development and sealing. In order to organize the urban planning, develop and round off the area as well as to ensure the initial creation of the development, the reduced Kreiderberg sub-area, as shown in the figure, is being planned through a development plan. The possibility of long-term and urban development-ordered densification is guaranteed for the demarcated properties.
The City Council of Konz, after preliminary consultation by the Oberemmel local council (November 9th, 2023) and the Committee for Building, Urban Development and Environmental Protection of the City of Konz (November 21st, 2023), approved the change in the scope of the development plan at its meeting on January 16th, 2024. Kreiderberg” as well as the implementation of the public display in accordance with Section 3 (2) of the BauGB and the participation of public bodies in accordance with Section 4 (2). The public display in accordance with Section 3 (2) of the BauGB will take place in the period from
January 30, 2024 to March 1, 2024
